Drainage & Grading in Bastrop, TX

Standing water after every storm, a soggy strip that never dries, washed-out drives and water finding the slab. Most of it is a grading problem, not a plumbing one.

Central Texas does not rain gently. It goes weeks without, then drops two inches in an afternoon. Ground that has baked hard sheds that water instead of taking it in, and wherever your yard is lowest, that is where it ends up.

People usually call us about the puddle. The puddle is almost never the problem. The problem is what the ground is doing fifty feet uphill of it.

Why Bastrop yards hold water despite sandy soil

This surprises people, because the soils here are sand and sandy loam — the Lost Pines sit on exactly that. Sand drains. So why the standing water?

  • Sandy topsoil over tighter subsoil. Water moves straight down through the top layer, hits something denser, and then has nowhere to go but sideways. You get a saturated layer sitting just under a surface that looks dry.
  • Flat ground near the bottoms. Properties down toward the Colorado have very little natural fall to work with. Without deliberate grading, water simply sits.
  • Hard, dry ground sheds instead of absorbing. After a long dry spell the first heavy rain mostly runs off. That runoff has to go somewhere, and it concentrates fast.
  • Downspouts dumping at the foundation. The single most common cause we find, and the cheapest to fix. Roof water should be moved well away from the slab, not released beside it.

What we actually do

WorkWhen it is the right answer
Surface regradingReshaping fall so water leaves on its own. Always the first thing to look at — it fixes more problems than pipe does and needs no maintenance.
SwalesA shallow shaped channel that carries sheet flow around or away. Mows like the rest of the lawn once established.
French drainsFor water already in the ground, not water on top of it. Genuinely useful in the right spot and badly oversold everywhere else.
Downspout extensions & pop-upsGetting roof water clear of the foundation. Cheapest fix on this page and often the only one needed.
Drive & culvert repairRural caliche and gravel drives that wash at the same point every storm, usually because the crossing is undersized or silted.
Worth saying plainly

A French drain is not a universal fix. If water is sheeting across the surface, a buried pipe full of gravel will not catch much of it — regrading will. We would rather move dirt and solve it than sell you pipe that treats a symptom. If you have already had a drain installed and the problem persists, that is usually why.

Grading around a foundation

Ground should fall away from the slab, not toward it. On a lot of properties here the original grade was right and then two decades of mulch top-ups, new beds and settling quietly reversed it. Water now runs to the house.

That is worth fixing early and it is not complicated work — it is dirt moved in the right direction, with bed levels set so they do not undo it again. It also pairs with the bed and planting work, because the two decide each other.

How it gets quoted

We walk drainage jobs. Always. A photograph of a puddle tells us nothing about where the water came from, and anyone quoting drainage off a photo is guessing.

What helps most is seeing it wet, so if you can send a video during or just after a storm showing where water enters, pools and leaves, that is worth more than any description. Then we walk the fall, find the high ground that is feeding it, and quote the actual cause.

We work across Bastrop County — Bastrop, Smithville, Cedar Creek, Red Rock, Paige and Rosanky.
